Why Private Capital?
There’s a unique twist in California where Proposition 13 has created an incentive to hold family properties and maintain a long standing, inexpensive property tax base. Unfortunately, a gap has also opened, thanks in no small part to the 2008 financial crisis. Traditional banking institutions no longer provide loan products that address the needs of trusts, estates, conservators, and other non-traditional borrowers. We have turned our decades long practice of private money lending specifically towards bridging this financing gap.
