An experienced investor that we’ve worked with several times identified a property that checked all their boxes. The issue was that it came on market at the same time they were actively trying to sell another property. With their capital tied up they had listed for sale, we stepped in to provide a cross-collateralized loan using both properties to fund 100% of the purchase of the new property. Their existing property sold shortly after we closed on the new property, and the loan was repaid in full. Our loans do not have prepayment penalties, which make them the ideal financial tool for scenarios like this.
