Once the value of the property was confirmed, we provided a loan directly to the trust itself, so the assets could be equally distributed (cash to one, and the property subject to our loan to the other). After the close of the loan their attorney filed the necessary Prop 19 parent/child exclusion from reassessment paperwork along with the transfer deed, and the beneficiary that took title was able to refinance right away.
